Airport Road extension to New Chandigarh starts in a month

With the land acquisition process nearing completion, the Greater Mohali Area Development Authority (GMADA) Is expected to start work on extending the Airport Road (PR7) to New Chandigarh in a month’s time. The 7.5-kilometre stretch, to connect New Chandigarh with Mohali, Is expected to cut the distance between the two towns by around 5 kilometres and also ease the traffic pressure on Chandigarh. “Traffic coming from Ambala side headed towards Punjab will be able to bypass Chandigarh through this road,” said a GMADA official associated with the project on the condition of anonymity. GMADA is acquiring around 112.61 acres of land in eight villages— Jandpur, Deshu Majra, Rani Majra, Palheri, Bahalpur, Daun, Hussainpur, and Sinhpur, for the road extension project. The total cost of the acquisition is around T345 crore.

The acquisition cost ranges from 85 lakh to 5.5 crore. Deshu Majra village land priced at Rs 5.42 crore per acre is the costliest. “The authority has got government approval for the announcement of compensation. GMADA OFFICIAL and It will be made In the first week of May. Within a month of the announcement, payment will be made to the land owners; and the authority will take possession simultaneously. The entire process for the finalisation of land possession Is expected to be completed In a month. The construction on the project will start thereafter,” said the official.

The process of land acquisition started In April 2016 with the Section 4 notification for carrying out the social Impact assessment. Thereafter in January 2017, preliminary notification was made that the land was being acquired for public purpose- for extending the Airport road to connect Mohali with New Chandigarh. In January this year, declaration for acquisition of Land was announced. The road will be extended from the Mohali-Kharar highway and will pass through Hussainpur village and Thaska to meet the main road, which connects Chandigarh with the Siswan – Kurall road at Majri.

GMADA begins work to develop new township, Aerotropolis, on 5,350 acres in Mohali

In a first, the Greater Mohali Area Development Authority (GMADA) has begun a drone survey to acquire 5,350 acres that fall in 14 villages of Mohali in the vicinity of Chandigarh international airport by way of land pooling.This is for the first time in the state that a survey of land to be acquired for development is being undertaken by using the services of drones. The data collected with the drones provides a clear demarcation of properties to a larger extent, as it gives an accuracy of even up to 2 cm. Conducting the survey with drones would be beneficial to the Authority in identifying the use of various land parcels – residential, commercial, institutional and services – for proper planning as also prevention of encroachments on vacant lands.With this, the GMADA has also kick-started work to develop a new township in Mohali.

Aerotropolis, as it has been christened, will be fourth independent township after Knowledge City, Aerocity and IT City, which have turned out to be a great success in Mohali, and eighth in the Greater Mohali area after EcoCity, EduCity and MediCity in New Chandigarh.Disclosing this, Additional Chief Secretary (ACS), Housing and Urban Development, and Financial Commissioner Revenue (FCR), Vini Mahajan, told The Tribune that to propel the process of obtaining land and to gather near accurate data for the purpose of future urbanisation, GMADA had undertaken work of collecting data, such as built-up properties, vacant plots and vacant land in GIS, by mapping the land under question with the help of a drone survey.The earlier techniques of land survey included plain table and theodolite survey, which used to take a lot of time to collect data. Even after the data collection, at times, the interpretation and analysis of information collected was a cumbersome process.

The satellite data and aerial photography have been the other recent tools of mapping, but these have proved to be costlier.However, GMADA has entrusted the work of 3D mapping to Punjab Remote Sensing Centre (PSRC), a nodal agency of the Punjab Government. For the execution of the project, services of M/s RSI Softech India Pvt Ltd are being taken by the PSRC. “The company has vast experience and specialises in drone flying and mapping activities. It has agreed to do this pilot project free of cost for GMADA,” she revealed.Divulging the details, GMADA Chief Administrator Ravi Bhagat said on the first day of the drone survey, mapping of around 2-sq km area around NH-64 that fell in villages of Kurari and Azizpur was completed.The other villages to be covered are Patton, Seon, Matran, Kisanpura, and Sekhan Majra besides areas in their periphery.

“Approximately 20 sq km area will be covered by the drone survey and the whole activity for collection of data would be completed within four days. The focus of the work would include demarcation of vacant plots, vacant land, built-up properties besides interpreting the roads, railways, canals and drains, if any that would fall in the area under survey. The images obtained in the 2D shape will be processed in the laboratory to get their 3D images,” said Bhagat.

Scope of work:

  • The mapping, especially of vacant plots, vacant lands and individual properties would help the authorities to levy tax, manage vacant plots and lands and prevent encroachments on vacant lands.
  • The focus of work would be on demarcating vacant plots, vacant land and built-up property in the Area of Interest (AOI).
  • Roads, railways, canals and drains, if any, in the AOI would also be interpreted.
  • Each plot of land is represented on the digital map as a closed polygon. The unique plot numbers would be finalised in consultation with GMADA. This provides a basis for integration of digital map data with the ancillary data (if any) provided by GMADA.
  • PRSC would provide GIS data in digital format to GMADA.

OBJECTIVES

  • To acquire very high resolution geo-referenced drone data
  • Mapping of categories such as built-up properties, vacant plots, vacant land in GIS
  • Digitisation of existing roads as transport network
  • Integration of the attribute information with GIS map, as provided by GMADA

At Rs 25,000 per sq yard, as many as 753 residential freehold plots, with sizes ranging between 100 and 500 sq yard, at IT City in Mohali will be offered for allotment through a draw of lots by the Greater Mohali Area Development Authority (GMADA) from Saturday onwards.This is the first housing scheme being launched in the state after the formation of the Capt Amarinder Singh government in March last. It is almost after two years that any housing scheme is being launched in Mohali.The maximum of 200 plots on offer are of 100 sq yard each while 162 plots measure 500 sq yard each. There are 100 plots each of 150 sq yard and 200 sq yard, 129 of 250.84 sq yard and 62 measuring 334.44 sq yard each.Announcing this here on Friday, Additional Chief Secretary (ACS), Housing and Urban Development-cum-Financial Commissioner Revenue (FCR) Vini Mahajan disclosed that the scheme would remain open till May 16.Sharing details of the IT City scheme, GMADA Chief Administrator Ravi Bhagat said barring persons settled abroad, the scheme was open to all general category residents of the country, who would attain the age of 18 years on the last date of submission of applications. The benefit under various reserved categories would be extended to those residents of the state who themselves or their spouse do not possess any plot/house anywhere in the country, he added.

Social security

In what could be seen as a step in the direction of providing social security to the senior citizens and women empowerment, the Department of Housing and Urban Development, on the directions of Chief Minister Capt Amarinder Singh, for the first time, would be giving preference in allotment to senior citizens (attaining the age of 60 years on the date of submission of application) immediately followed by women applicants. The applicants interested in availing the preferential benefit should not possess any plot/house anywhere in the country. Only after the list of these applicants is exhausted, others would be considered for allotment of plots.

Restriction on sale

In order to check the misuse of reservation and preferential policy, the applicants successful under the preferential (senior citizen and women) or reserved categories would not be permitted to transfer/sell the plot for a minimum five years from the date of issuance of Letter of Intent.

For public convenience, various banks have been associated in the scheme. The brochure of the scheme containing the application form and other details is available for Rs 100 from the single window service counter at the PUDA Bhawan in Mohali or at branches of various associated banks. Applications complete in all respects could be deposited in the designated banks on or before May 16. Applicants also have the option of submitting online applications by visiting the website gmada.gov.in

What Is Mivan Technology?

Factually, Mivan is an aluminium formwork system manufactured by Mivan Company Ltd, Malaysia in the year 1990. This innovative form of work is quite suitable for constructing houses in large volumes at a faster speed.

In technical terms, a huge number of houses can be constructed at much faster speed using Mivan shuttering as this system of formwork construction runs the structural system in one continuous pour. When the formwork is removed a high-quality concrete finish is shaped with precise tolerances and verticality which invalidates the need for additional plastering.

This construction technique involves 3 unique steps:

  1. Setting Up The Wall Reinforcing Steel – This is used to provide structure to the building and support the concrete till they gain 50 percent of the essential strength. The aluminium formwork is cast around the factory-made steel mesh which is directly erected on the construction site.
  2. Placement Of Aluminium Formwork – Along the wall reinforcing steel, prefabricated floor slabs, and room-sized walls are erected. The aluminium alloy slabs are very easy to handle and are also very precisely made. These are also pre-integrated with spaces for, windows, doors and ducts, other features like chajjas, staircases and façade panels are also integrated. The pin and wedge system is used to join these forms, these can be quickly dismantled once the concrete structure is ready.
  3. Pouring Of Concrete – After the forms are cast, high-quality concrete is poured in which takes the shape and form of the cast. The cast is later removed to make way for a hard-concrete structure supported by wall reinforcing steel. These aluminium forms can be reused for nearly 250 times, which means minimum wastage from the construction site.

Merits And Demerits Of Mivan Technology

Demerits Of The MIVAN Technology

  • Expensive – Aluminium formworks are much expensive than the conventional formworks.
  • Visible Finishing Lines – Because of small-sized components, the finished structure could have several finishing lines visible on the concrete surfaces.
  • Less Scope Of Alterations – Alterations or modifications are not possible as all the members are cast in RCC.
  • Demands Uniform Planning – This technology is comparatively expensive, to be cost-effective uniform planning as well as elevations are needed.

In this step, the wall reinforcing steel is used to form structure to the building, This reinforcement steel gives support to the concrete till it reaches 50% of designed strength. This steel mesh is Pre-casted in factory itself and can be easily erected on construction site.

2. Placing formwork: 

As mentioned, MIVAN formwork is a ready-made one, Formwork is designed and manufactured in factory itself as per the required sizes of slabs, columns, beams, staircase and other structural elements of the buildings. By Pin and wedge system formwork is easily assembled on site. Formwork can be easily dismantled from the structure once the job is done.

3. Pouring concrete: 

Once the formwork is placed, Freshly made concrete is poured inside the formwork to form the shape. Once the concrete gains required strength, the formwork is dismantled from the structure.

The beams are held in position by a simple pin and wedge system that passes through holes in the outside rib of each panel. The panels fit precisely, simply and securely and require no bracing.
